lender, essentially act as our bank. Why don’t we just use traditional banks? Of course we could secure loans with interest rates well below double digits but the problem is the timeframe and requirements the banks impose upon us. By strictly using banks we would lose many deals to our competition. That is why we offer our Private Lenders a premium. How much do we offer?
Our Private Lenders earn a minimum of 10% simple interest per year.

We offer our Lenders many different options in our program. The typical timeframe for an investment is three years. We always guarantee a minimum of six months of earned interest should we need to liquidate the loan early. And if you need access to your capital early we do not charge any early withdrawal fees. We do ask that you give us forty-five to sixty days even though we typically can get your money back sooner. Payment plans can be setup for monthly, quarterly, and annually. You will receive simple interest payments. That means there is no reduction in the loan amount. This keeps 100% of your investment working and earning.
We take care of all the details and walk you through every step
One of our goals is to make this investment be hassle free for you. When you are ready and approve your deal, you’ll send your funds directly to the closing agent at the local title company when we are ready to close. We never accept or handle your funds directly.
You will receive a copy of the recorded note, mortgage and hazard and title insurance
After the closing you will receive a copy of the recorded note and mortgage. You will also receive a copy of the hazard and title insurance for the property. Now you can sit back and start collecting the payments. It is that simple. Once you are on board as a lender you can start investing as little as $25,000. Whether your loan is large or small they will all be equally secure.
You can also make these loans through your IRA or pension plan
That’s right! You can actually make these loans using your retirement account and start earning double digit returns tax deferred or tax free. This little known fact is legal and approved by the IRS. It is necessary to setup an account through an approved Third Party Administrator or TPA. The TPA handles all the paperwork and government reporting to satisfy the IRS requirements.
